For Builders and Architects, Glass Blacksmith can cater to their preconstruction and project management needs by providing insights for Div 5 Architectural Misc. Metals. This video will cover just 3 options that can be used on a construction project to clarify the Division 5 trades
Options
For many trades, there are several resources for preconstruction strategy and estimating. For Div. 5 trades, its usually a struggle to get clarity for many products. We offer the follow options to assist in preparing your preconstruction for Div. 5 Trades.
- Option 1 - Product details - We’ll review the plans and see if we could gather enough information for a bid. If not, we’ll provide a directed questionnaire to the builder or architect as to what they want for the project. once that has been completed, we’ll prepare a misc. metals bid package for your subs. In the below sample, the architect wanted some custom details for decorative shutters for a home. We prepared these comments on the shutters to confirm their design intent. Price for Document $20
- Option 2 - Takeoffs - We’ll take the takeoffs ourselves, and add that to the bid package above. In the below sample document, not only did we create a table of the different items and their value totals, we also created a quick report of: 1. what plan or drawing page did we take the takeoff, 2. where its located on the plan, and 3. what plans are relevant to this project instead of having you review every page of plans. (ALSO, ANOTHER SAMPLE DOCUMENT IS BELOW FOR OPTION 2 FOR APARTMENTS)
Price for Takeoffs Only - For Residential Project - $40, for Non-Residential Project - $60.
Price with added Report - Residential Project - $65, for Non-Residential Project - $95.
- Option 3 - Drawings - We’ll prepare the CAD drawings and add it to the bid package above. Here, we show the overall elevation drawings with the newly added shutters. Then, we create a shop drawing detail of each one. Lastly, we provide renderings to show how they would look on the home. Price per hourly rate on pricing page

Glass Blacksmith Consulting & Staffing is a team of experienced construction small business professionals with the goal of assisting other professions in their construction needs with remote services. Our expertise is in Div. 5 Trades, but are open to assisting other divisions as well.
We are not a construction consultant but a construction company administration consultant. In other words, we will not consult on the actual construction project, but will consult the construction company to make sure they have all the minimum preconstruction documents in place, like timelines (critical path), shop drawings, RFI's and checklists in place.
A construction consultant helps as an extra pair of eyes on the elaboration of the construction project. We on the other hand are assisting on the organization of the support services, which include also include material purchases, material receipts, trade email notifications, down to redlining engineering drawings.
Our focus is being hand's on with your preconstruction needs so that the actual construction runs smoother and on time.
Your goal may be to design and build the project. But our goal is to assist in making sure the trade checklists and shop drawings align with the project goals.
